Real Estate Options

We have several real estate options within the Music Village. These range from residential to commercial & are available at all price ranges. Our goal is outstanding resort locations that will make both outstanding investments & a wonderful additions in a like minded village.

Motor Coach sites - These sites will have complete hookups & will be spaced independently throughout the venue.We are not an RV park & with our community design, each resort will be kept  that way. Spaces will be very limited. 20 to 100+ only per venue based on actual resort size.
Prices start at $20,000
Cabin/Villa sites - These sites are around the venue & in the festival grounds. Depending on the venue style, there will be cabins in the mountains & foothills while there will be villas in the lake & beach resorts. These properties will be placed on a zero lot line base with zero maintenance. They will be an estimated 10th of an acre site but individually situated on 1 acre of green space common area. They will be deed restricted for minimum square footage & designed to keep a uniform community feel & maximize the real estate value. As a villa/cabin owner, your family & friends are camping in your yard area during festivals. We want you to enjoy all aspects of the resort during events including the festival campgrounds &the family camp grounds. All of our sites have a park like setting & are maintained by the venue grounds staff. This will provide you with a zero maintenance resort home. Camping is only permitted during sanitation events, primarily festivals.

Home sites - These are 1/3 to 1 acre home sites that will make up the perimeter of the resort area to create an outside buffer from other properties adjacent to the village. These will be full home sites that are deed restricted for minimum square footage & designed to keep a uniform community feel & maximize the real estate value. Permitting camping on your land is your choice. You will be purchasing a home site on the edge of the venue & not inside. Some home sites are closer to the action of the village. Others will be located in the rear or somewhere in between. We have a spot for everyone.

Condominiums - 200 condominiums will be available within the resort in the main lodge. These units will provide additional residential units & will be in the heart of the Music Village & Main Street. These units will be priced according to market conditions & actual construction value. Sizes will range from 700 sq. ft., 1 bedroom condos to 2,500 sq. ft., 3 bedroom penthouse condos. All units will be outfitted with fireplaces & Jacuzzi tubs for the maximum pleasure of our residents & guests.

Vendor Village

Vendor Village, located just off Main Street, is leased annually by liner footage. It will accommodate 10 to 50 semi-permanent vendor booths. No tent vending is permitted at Vendor Village. Structures must be built to meet Vendor Village code. Vendors will maintain all ownership of the booth & can be sold or traded at will of the booth owner. These booths only operative during festivals or semi-major weekend events.
Prices start at $200 per liner foot annually maximum or $20 per liner foot per weekend used if less than 9 weekends annually

The Lodge with Clubhouse

Located within the heart of the Music Village is the Lodge, a 400 room condominium & hotel complex to be constructed within 3 years of venues development. This 120,000+ square foot lodge will provide complete resort amenities including:

  • Members Clubhouse
  • Indoor venue for 1,000+
  • Dance Club
  • Resort Restaurant
  • Gym & Spa
  • Indoor & Outdoor Pools
  • Offices, Shops & Boutiques
  • Offices of village administration

Memberships

Membership into the music resort community is an essential element in the development of these villages. As the memberships create the foundation of the venues base, it also creates an inner circle. This happens as members invite their guests, friends & family to enjoy the wonderful experiences of the village events. As a member, you have access to tier I of event offerings. This will provide you guaranteed access to all events produced at the village. Tier I tickets are provided in an allotment for residents & members & are limited to a certain amount for the performing artists' fan base. Tier II tickets also provide allotments for members of other CMVR & their guests. Tier III, if available, includes the remaining tickets available for public sale. This rate will average 25% above tiers I & II.

Just as in any country club, the membership base creates a solid foundation for creating this magical musical paradise. The capital generated from memberships will be directly reinvested in the venue for the maximum long term value & to create cash flow from events & merchandise sales.

Becoming a member of the Music Village Resort provides benefits that last forever. This membership is transferable to anyone you chose. With a purchase date of 2006, we factor an appreciation of a 2% annual value increase for 30 years in the market to over $180,000. After interest write offs, event tickets, potential rental income & hosting many parties, you have an additional $200,000+ in lifetime income & savings. All this from the budget that already exists on festival funds. Additionally are developer profits. If you take on the role as contractor & subcontract the building of your home, factor in a 15% to 20% developers profit as soon as certificate of occupancy is delivered. This is an excellent vehicle in preparing for the future while you enjoy a wonderful musical lifestyle!
